Project update

Asbestos removal works in the old boiler room under Morgan House overran because extra layers of asbestos were found and we needed also remove it from an extra area near the old boilers. 

GEM has started work on this project. They are currently installing the infrastructure, like scaffolding, to allow them to fit the new plant. There should be little disturbance to residents during this stage. 

GEM will install one heat exchangers at a time, which should mean that residents do not notice any drop in the hot water supply (or heating in Charlwood House and Parkinson House). 

We should be able to test the system at the very end of August to check that everything is working correctly. 

October 2024 Update:

An update letter has been sent to all residents and placed in the block noticeboards on Lillington. The first stage of works from the primary pipework to the heat exchangers is nearing completion and will then be pressure tested and witnessed by the client. The existing redundant cold feed pipework has also been removed from site. 

New bellows have been installed and the new heating pumps and water air and dirt separators have also been connected to pipework.

What works are taking place next?

The next stage of works, will be to install the water softener and all necessary connections, followed by additional steel framework and bracketry for secondary side heating distribution pipework. 

All works to the boiler rooms are expected to be finished by end January 2025.
