Planning approved for 23 new social homes

A development of 23 new affordable homes by Westminster City Council on the Queens Park Court Estate in Kensal Rise, North Westminster has been awarded planning permission.

The new development will be made up of 23 homes for social rent, including a mix of one, two and three bedroom family homes. The new homes will be subject to a local letting policy, which allows the residents on the estate to benefit from the new development by applying for one of the properties before anyone else.

Cllr Melvyn Caplan, Deputy Leader and Cabinet Member for Finance, Property and Regeneration for Westminster City Council, said:

“The planning approval of the Queen’s Park Court Estate is another important step towards us delivering 1,850 new affordable homes as part of our City for All plan, which is one of our top priorities. “This development is an excellent example of how innovative our Infills Programme can be, taking under-utilised spaces to provide new, bright, high-quality homes for our residents.”

In addition to the new homes, the council will also provide wider landscaping and boundary improvements. All these changes, along with the development as a whole, will have a positive impact on the character of the estate and have an overall benefit to the local community.

Planning Permission The development at Queen’s Park Court was granted planning permission at the Planning Committee on 10/03/20 and this is subject to the usual S106 obligation agreements.

• Westminster City Council Infills Programme The proposed development at Queen’s Park Court is part of the Council’s Infills Programme. This programme transforms under-used spaces across the city into modern, affordable homes for our residents.
• With over 4,000 households currently on the council’s waiting lists for social and intermediate housing, the redevelopment of this site for social housing will help address this demand and contribute to the Council’s ambitious target of building 1,850 new affordable homes by 2023.
• Since 2017, the Infills Programme has completed the delivery of 10 new homes, construction is ongoing on 21, 58 have successfully progressed through planning and will start on site shortly, and we are awaiting planning decisions on a further 35.
• The council are also working on further infill schemes that will be bought forward as part of an evolving pipeline. The Infills Programme is set to deliver at least 200 new affordable homes by 2023.
