AB103 is a programme of internal and external planned maintenance works for both tenanted and leasehold street properties. The works identified consist of internal and external redecoration to all rendered surfaces and previously painted surfaces, brick cleaning and repairs, repairs to private balcony decks and railings, window repair works, roof repair and replacement work.

The works are extensive and must be managed closely due to the geographical area of the Bayswater, Maida Vale, Little Venice, and Westbourne Wards, which have strict conservation regulations. The properties in the Harrow Road Ward in the North are not within a conservation area.

Environmental work has been allowed as many dwellings have damp and condensation issues. Positive Input Ventilation (PIV) will be installed in as many properties as possible. Due to the age of these properties, there is a possibility of rising damp issues, an allowance has been provided for within the budget summary.
