Description of Works
Work at height will be required to complete window and roof renewal and repair works and external brickwork/pointing repairs. Scaffolding will be required. Access will also be required into the property to undertake a number of the works elements described. |

Roof Replacement - main flat roof |
Description of Works
The existing deck is to be retained, with the current waterproofing system stripped off and replaced with the Bauder Total Plus Roof System. Insulation is to be upgraded to meet current regulations. New Bauder refurbishment outlets, compatible with the new waterproofing system and existing drainage pipework, are to be installed. The renewal works are to include all necessary adjustments to roof falls, alterations, and creation of compliant upstands, roofing details, junctions, termination bars, flashings, outlets, grilles, and related decorations. Insulation is to be enhanced to comply with current standards. The Lightning conductor system is to be reinstated upon completion of works, using Bauder conductor pads. All cables and services are to be maintained throughout the project, secured in cable runs, and reinstated upon completion of the works. |

The existing deck is to be reused. The existing waterproofing system is to be overlaid using the Bauder LiquiTEC Balcony & Walkway System or equivalent. |

Disconnect the telecom equipment and reinstate on completion of the re-roofing works. Tidy and provide new metal powder coated containment. Remove redundant cabling. |

Description of Works
Front & Rear Elevation terrace level main window: Replacement of existing single glazed windows with powder coated aluminium double-glazed windows. Replacement of fittings and fixtures, ironmongery, and other hardware associated with the new windows being installed. Lead flashings to window frames to vertically tiled elevations to be renewed on installation of new windows. Balcony sliding doors: Replace the existing single glazed sliding doors with powder coated aluminium double-glazed sliding doors. Replace all fittings & fixtures, ironmongery, and other hardware associated with the new doors being installed. Enclosed balcony windows: Replace the existing single glazed patio windows with powder coated aluminium double-glazed option. Replace all fittings & fixtures, ironmongery, and other hardware associated with the new windows being installed. |

Main Entrance: Repair/overhaul the current single-glazed aluminium-framed communal windows above the main centrally located entrance. Replace all fittings & fixtures, ironmongery, and other hardware associated if broken/if required. East side entrance /rubbish chute rooms: Repair overhaul the existing single-glazed aluminium-framed communal windows above the east entrance and rubbish chute rooms. Replace all fittings & fixtures, ironmongery, and other hardware associated if broken/if required. Rear stairwell: Repair/overhaul the single-glazed aluminium-framed communal windows in the rear stairwell area. Replace all fittings & fixtures, ironmongery, and other hardware if required. |

Description of Works
Ceilings: Prepare and redecorate all previously painted surfaces. Metalworks, Railings, Balustrades, Handrails: Thoroughly prepare and redecorate all previously painted metalwork. Flooring: Replacing the existing carpet with a suitable option. Carryout general cleaning, repairs, resealing (where required and where applicable) redecorations of the existing flooring and skirting (all areas). Timber decorations (service riser doors, communal doors/screens, Lift motor room hatch). Prepare the surface and redecorate all previously decorated timber surfaces. |

Description of Works
Conduct CCTV survey of the existing ventilation system, removal and disposal of the existing fan units. Clean the internal ductwork within flats as well as the at roof level. Install new MEV fan units with variable speed and new metal ductwork. Apply thermal insulation, bird protection and new dwelling grilles. Upgrade the power distribution system. |
