Code of Construction Practice documents
The revised Code of Construction Practice (CoCP) launched on 1 February 2022 and now applies to all new development sites. Existing projects must comply with the principles of the revised code by 1 April 2022 although there is no formal requirement to amend the SEMP or CMP. New fees and charges also apply from 1 January 2022, please see appendix D below.
The main CoCP document below describes the principles and requirements of the Code in detail.
The code classifies developments according to their size with different obligations and fees payable depending on the size of project:
- Level 1 - Large strategic schemes, broadly more than 100 residential units or 10,000m2 floorspace
- Level 2 - Major schemes, broadly more than 10 residential units or 1000m2 floorspace
- Level 3 - Schemes that fall outside the definitions above
- Basements - all developments that involve the construction of a new or extended basement
