Update of May 2024

First Port continues to test the fire alarm once a month, test the automatic opening vents system (AOV) via a smoke test once a month and test the emergency lighting test once a month. This will ensure that these systems are working reliably. First Port also continues to use a qualified specialist to inspect fire doors, ensuring that they provide the best protection in the event of a fire.
Fire compartmentalisation work has started and should be completed by the 24/05/24. The Fire Door remedial works will commence on the 27/05/24 and last until the 01/07/24. This work will be carried out by AS Ramsey as our secondary contractor in place of Ventro, who were unable to carry out the work as planned. Two Engineers will be on site to complete the work, in a way to not obstruct access in case of a fire alarm.
Additionally, door closers will be fitted to all doors, with each floor being done in stages. This work is starting on the 03/06/24. You will be contacted ahead of work commencing to arrange access.
Asbestos testing has been completed for all the properties (except one) where access is needed to inspect the roof for reinforced autoclaved aerated concrete (RAAC). Work will soon commence on getting access to these properties to inspect the roof and we will contact them ahead of appointments being made to explain the next steps for their property. Once the roof has been inspected, a decision can be made regarding how to fix the RAAC. AtkinsRéalis will be undertaking this work in partnership with Standage.
AtkinsRéalis have tested the underfloor heating and found that it is working, with the exception of one small section. It is safe to use until a repair is made. They are also inspecting the external fascia to establish how this may be remedied.

Update of October 2023

All leaseholders were invited to a meeting in person with an option to join remotely. An update was shared and information to inform them that the timeline has shifted slightly and is shown below; 

  • Specification drafted Winter 2023
  • Contract to be signed Summer 2024
  • Potential works to start Autumn 2024
  • During each of these stages we will be updating leaseholders.

The shift is timeline is due to thorough testing that needs to be completed to ensure any façade/window works are carefully investigated and tested to ensure the project encapsulates all works required which have increased.

Window options were also presented to leaseholders. The Q&A and presentation from the meeting can be seen in the documents section.

Update of May 2023

Subsequent to the last meeting on 27 February, all homeowners were provided with the meeting minutes and a copy of the questions and answers received from the Residents Association. Project Consultants, Faithful and Gould, have been appointed and have been on site surveying the building but more work needs to be done to look at the windows in more detail and remeasure the interior layout of the flats.

Residents again gave feedback at the meeting on 9 May 2023 and a number of questions were raised. These were answered in the meeting but so that all residents that were not at the meeting can benefit, a copy of the questions and answers received has been posted on this website so that all residents are up to date.

The next steps include further inspections, the appointment of an architect to review the cladding and the start of a procurement process in line with Westminster’s procurement guidelines.

A further meeting for all residents will be arranged again to take place in July 2023

Update of February 2023

Following resident feedback, Earl Kendrick Building Surveyors were appointed to carry out window surveys to the building.

It was recommended that the windows are to be replaced and to include internal and external repairs and redecoration where necessary. We are now in discussion stage with residents regarding the proposed works.

In November 2022 a meeting with residents was arranged to discuss the proposed major works at Emanuel House. Notes from the meeting are available to view in the documents section of this page.

A further meeting will be arranged in May 2023.
