Initial condition surveys have been carried out, and the scope of works is expected to cover the following key areas across the two blocks. Further detailed surveys to finalise the work, will be carried out by our term partnering contractor and the next stage.

Roof repairs and replacement |
Description of Works
Clean all the ridge tiles, roof coverings for any moss build up. Carryout repairs/replace any broken or damaged ridge tiles and covering tiles. Areas of damaged flaunching to be hacked out and repointed. Fit chimney cowls where they are missing. Increase the loft insulation in the loft space between the two blocks to improve thermal performance and comply with required building standards. Carryout fire compartmentation works in the loft space area. Full renewal of roof covering to the flat roof to the rear of each block. New roof covering to come with a 30-year insurance backed guarantee. |

Description of Works
Concrete repairs and redecoration. Repairs to defective render and redecoration Repairs to damaged brickwork and repointing where required Structural engineer to be appointed to review and advise on repairs on the lower ground level, west elevation. Brick stitching likely to be required. Clean the brickwork where there is evident staining and moss, and lichen build up to isolated areas. |

Replacement of existing single-glazed timber windows with double-glazed timber windows. (Subject to planning). Replace the existing single-glazed communal windows with like-for-like suitable timber option. |

Test and undertake repairs and full cleaning of all rainwater goods (gutters and downpipes) including replacements of elements which are beyond repair. Redecoration of all gutters and downpipes. |

All cabling to be routed appropriately along the building's walls. Re-route the cables which are passing through the sash windows/doors. All cables to be properly clipped and redundant cables removed. |

Upgrade internal communal lighting to LEDs. Replace old/damaged/discoloured fittings. Upgrade lighting in basement to sensor-based systems. Repair / replace damaged emergency light fittings, ensuring they are compliant as per BS 5266 requirements. Install additional emergency lighting as required to ensure sufficient coverage under building safety guidelines. Installation of additional external LED lighting to illuminate the below-pavement courtyard areas at the front façade and the rear courtyard. Strip out redundant services and make good boxing around the entrance doors to each flat. |
