Torridon Management Organisation Ltd.

Torridon Management Organisation manages Torridon House, a ten-storey (including ground floor) block of flats and maisonettes, located on the outskirts of Maida Vale in NW6.

The block was built by the Greater London Council in 1967 and taken over by Westminster City Council when the Greater London Council was abolished in 1982.

The co-operative recently celebrated its 25th anniversary and is very proud of its achievements to date and remains committed to:

  • developing and improving the property to provide a clean, safe and friendly environment for all our residents
  • involving all its residents in the running of the Co-op

Responsibilities

The TMO currently provides the following repairs services for tenants:

  • the majority of works internal to your flat, including: 
  • kitchen & bathroom repairs
  • internal door and door frames 
  • all water and waste pipes beyond the stopcock in the flat
  • all in flat electrics
  • all glazing

For tenants & leaseholders they carry out work to: 

  • Door Entry systems
  • refuse disposal systems
  • TV aerials
  • General painting and decoration within the block
  • Common part floor coverings
  • Common part balconies, balustrades, staircases, handrails along with the main entrance doors and fobs, tenants’ front doors, balcony doors and window frames
  • Common part electrics, 
  • Common part stacks, rainwater pipes and block drainage
  • Removal of fly tipped rubbish and the main car park gates.

In terms of front-line management services, the TMO will deal with most housing management functions including noise nuisance and anti-social behaviour, they also deal with your cleaning and grounds maintenance.

Westminster City Council provides the following repairs services for tenants.

  • Pest Control and proofing, 
  • refurbishment of empty properties, 
  • discretionary repairs for older residents, 
  • asbestos testing and removal
  • adaptations to support individuals living with a disability.

For tenants and leaseholders WCC undertake the following repairs:

  • Communal heating and hot water
  • ventilation systems
  • booster pumps 
  • fire systems and appliances
  • roof works
  • water tanks and tank rooms
  • internal load bearing walls
  • lifts
  • estate roads
  • all planned maintenance

The City Council is also responsible for major works, rent collection & service charge collection.
